LADERA RANCH
Ladera Ranch, CA is your quintessential postcard destination. Nestled in the hills of south Orange County, Ladera has a small town feel with its cute homes and has views of Saddleback mountains to the ocean. Ladera has come the town to raise kids in and then families move on then they become empty nesters.

Ladera Ranch is located just East of the 5 freeway off Crown Valley Parkway. The town has easy access to Dana Point Harbor, which is just a 10-15 minute drive away. San Clemente beaches are also close by with the new opening of La Pata Road. Ladera is also quickly accessed to Irvine by going back up the 5 freeway. Having easy access to the toll roads, residents can get to John Wayne Airport in no time, or Newport Beach. I like to say, we are about 20 minutes from everything depending on traffic.
Take a Peak Inside Ladera Ranch
When talking with residents, they will tell you it's like going back in time. Kids play outside till the street lights come on. Parents of younger children gather in the street after school, while the kids just run and play. On the weekends, you can see the fields bustling with families headed to soccer games and little league games.

During the summers with average temps around 85 degrees, residents are cooling off at one of the local beaches or in one of 13 pools that residents have access to. Families of younger kids love to park themselves at one of 4 splash pads, a waiting pool, or the town water park. YES! We have our own water park. Come Friday evenings, everyone is ready to relax under stars with our summer concerts and food trucks.
Holidays here just as impressive as the neighborhood itself. Three holidays stand out, 4th of July, Halloween and Christmas. On July 4th, the town starts off with a 5k/10k and even a kids marathon followed baby a pancake breakfast. Streets have their own gatherings during the day with water slides, BBQs and fun games. In the evening, the town hosts a carnival, concert and the most AMAZING firework show you have ever seen. Halloween is all about decorating contests and haunted houses. There is a harvest festival that is held each year at Founders Park (located in the center of town). Christmas... where do I begin. Some streets have themes for decorating, and there are definitely contests for decorations. One home has a tree that sprouts candy canes each season and is a favorite for kids to visit. In the giving spirit the town has adopted a Marine Platoon and we help them out as much as possible by doing adopt-a-family, baby showers for the moms and celebrating them at Veterans Day.

There are 26 parks in Ladera, you can't blink without seeing them. They always have kids playing, dogs fetching balls, and parents chatting. Some of the parks are attached to the pools that we have or next to one of the 3 Elementry schools. We also have 1 middle school in Ladera and then the kids have a choice of attending 1 of the 2 high schools near by. Ladera is home to 2 Montessori pre schools, and 2 other larger pre schools in addition to a few in home daycares and schools. 36% of Ladera Ranch is under the age of 18.

Residents love raising their kids here and then most move away as their kids move out and they become empty nesters. There are 3 senior citizen apartment style buildings here, for those over 65. The senior population is about 3% of the community.

Love the outdoors? Then there is no shortage of actives for residents of all ages. Besides the pools and waterparks, Ladera is in home to a skate park, dog park and miles of hiking and bike trails. Just down the road its a well known mountain bike spot known as "Water Works". In the past year, a new disc golf courses was built in some unused grass fields. Now you can find teens spending time practicing the disc golf skills after school. Other outdoor amenities include, sand volleyball, 2 gardens, basketball, tennis and pickle ball courts.
